Land tax from the table in force

Stamp duty land tax for England, or land transaction tax for Wales, worked out from the table in force on the effective date, with the higher rates for additional dwellings, relief for first-time buyers and the non-resident surcharge applied from the answers on the file. The HM Land Registry fee comes from Scale 1.

Quotes and completion statements

A quote for the client from the file, with your fees, VAT, the land tax and the disbursements laid out, which becomes the completion statement with the actual figures on the day. The client account position for the transaction sits beside it.

Milestones with the clock running

Instruction, searches, exchange, completion and registration: each transaction shows where it stands, what is outstanding, and the dates that end transactions counting down — the mortgage offer, the priority search, and the fourteen days to file the SDLT return.

Clients updated automatically

When a file moves milestone, the buyer or seller receives a plain-language progress update by email. Switch it on per firm, and the phone stops ringing with "any news?".

Due diligence on both sides

Client due diligence under MLR 2017 and the source of funds are recorded on the file, and the matter warns when something that should stop exchange is still outstanding.

Registration that actually happens

The AP1 is chased within the priority period of the search, requisitions are tracked until they are answered, and the file does not close until the title is registered.

Are the land tax rates kept current?

Tax is worked out from the table in force on the effective date, so a transaction completing before a rate change and one completing after it each use the right one. Welsh property uses land transaction tax.

Can I use my own fee scale?

Yes. Your fees are set per firm in Settings, and every quote and completion statement starts from them and stays editable per file.

Do buyers and sellers need to log in for updates?

No. Progress updates go by email whenever a file moves milestone and the firm has switched updates on.

Can the public use the stamp duty calculator?

Yes, the free calculator on this site uses the same engine, and estate agents send it to buyers.

Is conveyancing included in every plan?

Yes, including Solo. Every plan has every feature; the plan decides how many people may sign in, nothing else. Every plan starts with a 7-day trial.
